Chicago Highlands Golf Club, Westchester, Illinois
CGL provided surveying and engineering consulting services for the 270 acre 18-hole championship golf course. The course is being constructed over the former 31st Street Landfill. A challenge to the design and construction phasing was identifying the methane gas extraction network throughout the site. Accurate surveying of several hundred gas wells and lines was critical to grading design and the course routing plan. In order to provide visual screening and noise abatement from the adjacent Interstate 294, a massive berm with natural grass plantings was designed along the west perimeter of the course. When completed in 2009, the facility will include a large practice area, clubhouse, tennis & pool facilities and over 70 acres of restored prairie.

Engineering services included design and construction services for: a detailed hydrologic analysis to determine base flood elevations; an overall site inventory at environmentally sensitive areas; establishment of a master stormwater management system consisting of 9 lakes and restored wetlands promoting groundwater recharge and flow attenuation; a mile of offsite trunk sanitary sewer design; working with the Village of Sugar Grove to facilitate a major upgrade of the municipal water system to include two new wells, a treatment facility and a 1.5 million ground storage reservoir; the reconstruction of a township roadway corridor to a four lane boulevard with plans for a bridge over a railroad corridor; and onsite subdivision engineering and construction staking.

The Van Acker Farm development is a work in process. The property, approximately 357 acres in size, is proposed to accommodate about 168 acres of commercial and industrial development, with 11 acres set aside for a new tollway interchange, and the creation of an enhanced preserve of open space of approximately 178 acres. The preservation area includes high quality wetlands and upland savannahs, restored wetlands, and habitat improvements. This unprecedented tract is intended to be deeded to a conservation group for permanent preservation. Engineering services to date include a detailed study of the regions hydrology and a base flood analysis, detailed master planning, and lead coordination with numerous private, local, State and Federal agencies to outline the project approach and permit process. If completed as anticipated, the Van Acker Farm development will serve as a model approach for successful integration of development with preservation and enhancement of critical natural elements.

Cowhey Gudmundson Leder, Ltd. conducted wetland delineations, and inventoried trees and pasture for preservation in the site plan, coordinated an enhancement and management plan for over 190 acres of natural areas which incorporated woodland and savanna open space. Conducted a tree inventory of all trees and delineated the onsite wetland along the north side of the nature center which led to the development of a new Itasca Village Hall. The tree evaluation included evaluating trees for species, size, and condition including the planted trees within their orchard and arboretum.

Municipal Asset Management

Village Tree Survey, North Aurora, Illinois
CGL certified arborists performed a tree inventory and assessment of over 2,000 trees in public parkways, Village park sites and other public open spaces. Trees were located and assessment data cataloged with a hand held GPS device with mobile GIS applications. CGL created a base map with centerline data, parcel data, aerials, and other baseline data to meet Kane County standards. A tree inventory layer was created in the GIS program with client specified fields for each tree to assist in continued maintenance, identification, and budgetary programs.

Van Acker Farm

Van Acker Farm, Huntley, Illinois
Comprehensive “Natural Features Exhibit” of a 357 acre site was compiled using GIS from data gathered by CGL’s wetland scientists, certified arborists, hydrologists, and engineers as well as data gathered by various sub-consultants. GIS allowed for an expedient and representative evaluation of the broad volume of site data in order to conduct an efficient alternative analysis of various site plans. This skillful use of technology by CGL’s industry experts assisted the client in developing a design approach to preserve and even enhance natural resources. GIS was used to clearly convey the client’s design approach and commitment to a wide variety of organizations that included the EPA, USACE, Village staff, and local and national conservation groups.

Bloomingdale Township Highway Department, Bloomingdale Township, Illinois
Developed GIS basemap that will hold and manage multi-layer features for township wide data to comply with DuPage County standards. Developed attribute tables to meet township’s needs to improve existing data management and facilitate future data expansion. CGL staff is conducting a hands on workshop to train Township staff on operating the fully operational GIS system to allow for improved asset management and invoicing opportunities.

CGL conducted personalized training for Fox Valley Land Foundation staff to establish the use of GIS for mapping natural resources for their organization. Performed a multi-layer Conservation Design module for a proposed subdivision including over 70 lots. This allowed for proper land planning through database management. The final product was presented at the Chicago Wilderness Conference 2006.

Settlers Ridge, Phase One, Sugar Grove, Illinois
Provided boundary, topographic surveys, geometric layout, platting and construction layout for an approximate 535 acre subdivision within the north parcel, or Phase 1 of Settlers Ridge. This project included parcels of land within nine different sections, and involved the reconstruction of a Township road and major widening of a State highway.

A commercial industrial use parcel over 200 acres in size which is a redevelopment of the former Reynolds Aluminum Manufacturing plant. Surveying duties included topographic surveys and location of monitoring stations during and after demolition, subdivision platting for new development sites, and A.L.T.A. surveys for the new sites before and after construction to assist client with development of a master facility plan utilized to facilitate further development.

The 279 acre redevelopment of the former Caterpillar Manufacturing Plant presented unique challenges for its development. Located on the Des Plaines River, the site contained bedrock close to the existing ground surface. A detailed topographic survey included existing sewer and water facilities located inside existing buildings for their potential utilization with new development. Services also included subdivision platting for the redevelopment of the site.

Meadowbrook Subdivision

Meadowbrook Subdivision, Lake in the Hills, Illinois
Residential subdivision that involved the complete re-grading of the regulatory floodplain and the channel restoration of the Kiswaukee Creek. Approximately 2,000 feet of the channel was restored to a more natural floodplain with the addition of a bridge crossing.

Performed an analysis to determine the regulatory floodplain and floodway limits of an unmapped reach of the West Branch of Big Rock Creek. The project included analysis of a 15,600 acre watershed and 2,400 LF of creek to establish the floodplain limits.

Pingree Creek Restoration, Elgin, Illinois
Analyzed an 8,400 acre watershed tributary to a 740 acre mixed use project site (including traditional neighborhood design), established new regulatory peak flows for the upstream watershed and extended the floodplain and floodway limits for 22,000 feet of Pingree Creek. Developed a design to meander and restore a wide floodplain corridor for 2,400 feet of Pingree Creek through the project site. Open space improvements include a 50 acre offline lake adjacent to the restored creek, as well as 19 onsite stormwater management basins.

Knightsbridge Parkway Extension, Lincolnshire, Illinois
Developed stormwater management design and obtained associated stormwater and wetland permits for the construction of a new public roadway through floodplain/wetland area within Indian Creek watershed. Design included cross culverts that were designed to pass the 100 year flows from the upstream watershed to an adjacent wetland. Permitting included developing partnership between the Village, the Army Corps of Engineers and the Lake County Forest Preserve for restoration and long term ownership of floodplain/wetland complex.

Creation of a 26 acre wetland mitigation/preservation complex in a residential subdivision. This wetland area continues onto an adjacent development by Kimball Hill Homes. Conducted a wetland delineation, individual permit submittal to the USACE and mitigation design. The Wetland complex includes existing open water marsh, upland woods, and created wetland and upland prairies that are now a part of the Kane County Forest Preserve.

Conducted wetland delineation and jurisdictional determination for commercial site along Highway 355. Obtained permit from USACE for fill of wetlands and a permit from DuPage County for impacts to buffers in adjacent property within DuPage County.

Conducted wetland delineation for over 100 acres at Route 25 and Grant Street near Hwy 294. Evaluated wetland quality and wetland preservation of higher quality wetland area. Coordinated with Army Corps of Engineers and Indiana Department of Environmental Management for wetland impact permitting. Coordinated with City of Gary staff on development of parcels of property in relation to wetlands.
