CGL provided engineering consulting services for the 37.9 acre retail center along Rand Road, anchored by Home Depot and Costco stores. Engineering services included intersection improvements to Rand Road (US Route 12), a public road extension through the site and infrastructure design for several outlots. CGL was chosen by Advocate Healthcare to provide preliminary and construction documentation design services for sitework improvements necessary to support a new state-of-the-art intensive care unit at their Good Samaritan Hospital campus. In order to accomplish the new building wing as desired, it was necessary to analyze and design around some significant grade changes to address accessibility issues to connect the building to parking and access driveways of differing elevations. The utility design was done in a manner so as to keep utility services to the main hospital active at all times. New stormwater management facilities were designed to compliment and enhance existing basins.

Deerpath Road Bridge

Old Elm Road Bridge -- replacement bridge over the North Branch Chicago River. Surveyed the existing bridge and cross-sections for the river extending upstream and downstream. Prepared a HEC-2 hydraulic analysis of the existing bridge and proposed replacement options. Prepared a flood damage analysis for property influenced by the bridge backwater for cost justification of the proposed bridge width. Conducted a wetland delineation for the area. Coordinated with the USACE and Lake County for approval of the bridge span over the river.

Deerpath Road Bridge -- replacement bridge over the North Branch Chicago River. Prepared a temporary river culvert crossing design, hydraulic design, and erosion control for the IDOT bridge deck replacement project. Coordinated with the USACE , IDOT, and Lake County for approval of the bridge span.

Skokie Parkway Tree Re-inventory, Skokie, Illinois
Analyzed and updated the Village of Skokie's tree inventories. This included assessment of root, trunk, stem and leaf health and condition of over 16,000 trees over a 4-year project period. Information was updated using the "Canopy" Tree Management system.

Schaumburg Convention Center

Provided wide variety of engineering, surveying and natural resource services for this 16 story hotel with a large reflective pond adjoining a 100,000 square foot convention center and parking lot on 45 acres of land. In addition, this business center includes a commercial/retail component along Randall Road called "The Grove", which provides support services for the local businesses and community, including restaurants, retail shops, day care facilities, and a hotel.

Greenspoint Office Park

CGL provided engineering consulting services for the 38.4 acre multi-phased development on Higgins Road. Over 500,000 SF of office buildings and hotels have been developed on the site, including the signature 12-story office tower. Development challenges included relocation of Sylvan Creek into an on-line stormwater management lake and accelerated consolidation of poor soils, using a wick drain system.

A 2200 acre redevelopment of the former Joliet Arsenal into an intermodal facility for the BNSF railroad and distribution/logistic center. CGL has provided engineering services for two container yard facilities and over 10 million SF of distribution/logistics buildings, including the 3.5 million SF Walmart facility which was designed and constructed in less than 10 months.

McCook Industrial Center I, McCook, Cook, Illinois
A 154 acre brownfield redevelopment of the former General Motors Electromotive facility. The development plan called for dividing the overall property into three separate phases - the remaining consolidated GM facility, an expansion site for a Material Service Quarry and a modernized industrial park. Accurate mapping and evaluation of existing utilities and site conditions was critical in determining demolition and phasing operations. Over 1.4 million SF of buildings have been completed in the park, including a distribution center for FedEx Ground.

McCook Industrial Center II

A 242 acre brownfield redevelopment of the former Reynolds Aluminum facility. The development plan called for a subdivision of the property into a mixed use industrial/retail development, including 6800 LF of internal public roadway infrastructure and perimeter roadway improvements. Mapping and evaluation of existing utilities and bedrock elevations was critical in determining demolition, phasing and grading operations.

Bowes Creek Country Club

A 609 acre mixed use residential/golf course development. Bowes Creek was the first development approved under the City's Far West Area criteria, incorporating open space and buffer elements into the site development. CGL was retained to develop preliminary and final engineering plans for the offsite trunk utilities, perimeter roads, internal residential neighborhoods, clubhouse and golf course improvements. Included in the engineering services was the modeling, permitting and mapping of the Bowes Creek floodplain as well as obtaining an Individual Permit from the US Army Corps of Engineers for wetland impacts.

Grande Meadows, Plainfield, Illinois
A mixed use development consisting of over 1100 acres. Engineering services include the design and coordination of the master infrastructure for the drainage and stormwater management, site grading, sanitary and water distribution, and roadway systems to service single family lots, areas with a traditional neighborhood design, multi-family and commercial parcels, and school and park/recreational sites.

Included in the overall site design are more than two miles of a relocated state highway, offsite sanitary sewer and water main extensions, channel restoration for a Class A stream corridor, various conservation design and B.M.P.'s. to address stormwater management and water quality, and site grading for existing granular soils and ground water conditions.

In addition to the master infrastructure improvements, engineering services are also provided for the onsite design of the various respective neighborhoods.

Two 5-story residential buildings, one of which has a grocery store, in the Sauganash neighborhood of Chicago. The site is accessed from an IDOT roadway, and a detention vault is located underneath the parking lot.

126 multi-family units with 2 different building types were used for this upscale transit oriented design on 15 acres of land. The site features a central park and is located within walking distance of the train station.

Wheaton Town Square

Town Square Wheaton is one of the pioneer outdoor oriented "lifestyle" shopping centers. The design emulates the throwback to pre-mall shopping, yet caters to upscale tenants in and inviting atmosphere. CGL worked closely with the architect and project development team to design pleasing geometric traffic patterns and utility service to each building, and developed a plan for stormwater management which minimized surface area requirements without inconveniencing patrons of the shopping center.

Provided complete entitlement plans and engineering design documents for numerous restaurant sites owned by Brinker, International, including Chili's, Romano's Macaroni Grill, Corner Bakery, Cozymel's, On the Border, Maggiano's Little Italy, and others.

Fox Lake Crossing, Fox Lake, Illinois
A 30 acre retail shopping center adjacent to a pristine wetland, which includes a Dominick's Finer Foods, fuel center, and other retail stores. An extensive pile system was implemented to support significant building areas. Site design included enclosure of an existing large drainage channel, an IDNR dam breach review, reconstruction of a frontage road, and improvements to a Lake County Highway.

Woodman's Food Market

CGL prepared subdivision plats and engineering plan documents for the construction of a 236,000 SF specialty grocery store to facilitate the Woodman's chain in their growth into the Illinois market. The overall tract subdivided and developed with multiple outlots included approximately 51 acres.

Shoppes of Riverwoods, Riverwoods, Lake, Illinois
Provided engineering consulting services for the 7 acre retail center on Milwaukee Avenue. The entire site was below the Des Plaines River floodplain and deemed to be un-buildable. Through a variance in the Lake County Stormwater Ordinance, over half of the site was recovered to provide for the development of 30,000 SF of retail space.

White Oaks Unit 5

An 84 lot single family subdivision, which represents the last phase of the Hunters Ridge/White Oak community, consisting of over 400 single family lots. Within this phase are thousands of trees that were systematically preserved, through a variety of site planning and engineering measures, to help create a more naturalized look and feel for the neighborhood.

329 single family lots on 139 acres, which also included regional infrastructure improvements consisting of a sanitary pump station and offsite force main, over one mile of offsite storm sewer, an offsite water main extension, and offsite roadway improvements.

Ingham Park, Aurora, Illinois
Ingham Park serves as a model conservation design subdivision, scheduled to build out with approximately 425 single family lots on 378 total acres. The development integrates prairie landscaped large open space corridors behind each lot which contain and convey site stormwater runoff. Streets are "curbless", allowing for rural type swale drainage minimizing onsite storm sewers. Engineering services included lead role in assistance during the entitlement process, detailed design and coordination of the master infrastructure systems, implementation of conservation design best management practices to minimize storm sewer conduit and promote open swale infiltration, and coordination with the local Park District to align and construct embankments to facilitate a future pedestrian/bike path bridge across a State highway.

Chicago Highlands Golf Club, Westchester, Illinois
CGL provided surveying and engineering consulting services for the 270 acre 18-hole championship golf course. The course is being constructed over the former 31st Street Landfill. A challenge to the design and construction phasing was identifying the methane gas extraction network throughout the site. Accurate surveying of several hundred gas wells and lines was critical to grading design and the course routing plan. In order to provide visual screening and noise abatement from the adjacent Interstate 294, a massive berm with natural grass plantings was designed along the west perimeter of the course. When completed in 2009, the facility will include a large practice area, clubhouse, tennis & pool facilities and over 70 acres of restored prairie.

Top Golf at Salt Creek, Wood Dale, Illinois
Site plan development for the design and construction of an outdoor driving range with electronic reading sensors within each target green. Special grading, geo-technical, and geo-hydrologic considerations had to be evaluated to accommodate the subsurface electronic and ball retrieval system. Further consideration was necessary for construction of the site within regulatory floodplain. The facility also included a golf pavilion, two level driving platform, expanded parking lot, miniature golf, and stormwater management facilities.

Algonquin Lakes

A 309 acre mixed use residential redevelopment of a former quarry site. CGL was retained to provide preliminary and final engineering services for the development. The pre-development quarry conditions offered unique challenges in grading, earth balancing and protection of the existing groundwater lakes. The design incorporated the lakes and severely sloped areas into open space, trail systems and park land around the residential neighborhoods.

Riverwalk - Buffalo Grove, IL

Riverwalk, Buffalo Grove, Lake, Illinois
CGL provided engineering consulting services for the two Riverwalk Office towers totaling over 500,000 SF and associated parking structures located at the NE corner of Lake-Cook Road and Milwaukee Avenue. The latest project completed was 301 Riverwalk Place, a 7-story, luxury apartment complex overlooking the Des Plaines River. In addition to site engineering, a public road extension and bike path system was required for the apartment development. A bike path extension was designed and constructed through the Des Plaines River floodplain on Lake County Forest Preserve land, connecting the Village and county path systems.

Grande Park

Grande Park, Plainfield, Illinois
A mixed use development consisting of approximately 880 acres and 2,000 dwelling units, as well as commercial sites, a school site, municipal sites, neighborhood parks, and a central park area of over 100 acres. Engineering services included coordination, design, and construction services for the sanitary and water systems, collector and arterial roadways (new extensions, as well as widening and turn lane additions to existing roads), the storm water management system, and park sites for the ultimate development, as well as the site improvements for respective neighborhoods.

Mound Road Improvements, Joliet, Illinois
Design and permitting for reconstruction of 4000 L.F. of existing Mound Road across Rock Run North Creek. Reconstruction involved widening and elevating existing road above the base flood elevation; designing a multiple box culvert system to convey flows under the road and mitigating floodplain and wetland impacts. Mitigation solution included partnering with the Will County Forest Preserve in land transfer for long term ownership of floodplain/wetland complex.

Settlers Ridge

Settlers Ridge, Sugar Grove, Illinois
Settlers Ridge is a mixed-use planned community which will ultimately encompass approximately 2,800 dwelling units on 1,320 acres. The project is being developed in phases, and incorporates a "traditional neighborhood design" approach allowing for many dwelling product types to intermingle within each subdivision unit. Conservation design criteria were integrated into the entire site planning process, resulting in open space and green belts comprising 40% of the property.

Engineering services included design and construction services for: a detailed hydrologic analysis to determine base flood elevations; an overall site inventory at environmentally sensitive areas; establishment of a master stormwater management system consisting of 9 lakes and restored wetlands promoting groundwater recharge and flow attenuation; a mile of offsite trunk sanitary sewer design; working with the Village of Sugar Grove to facilitate a major upgrade of the municipal water system to include two new wells, a treatment facility and a 1.5 million ground storage reservoir; the reconstruction of a township roadway corridor to a four lane boulevard with plans for a bridge over a railroad corridor; and onsite subdivision engineering and construction staking.

CGL has provided training to clients, as well as other groups on SESC requirements, and has worked with clients to develop their own SESC program on either a global or site specific basis.

Settlers Ridge is a 535 acre mixed residential development that incorporates many low impact design elements and best management practices in a unique residential plan by Randall Arendt. A tailored PUD was developed for the site to include the use of reduced street widths, modified setbacks and lot sizes, and alternative stormwater management to achieve over 40% open space. A comprehensive Natural Resource Inventory plan for the site was developed for the enhancement of 17 acres of wetlands, planning the use of native vegetation, management of floodplain, and stormwater management.

Conducted drainage analysis of the 31 acre Good Samaritan Hospital Campus and coordinated results to develop opportunities for implementation of conservation techniques for stormwater management.

Grande Park South, Plainfield, Illinois
Grande Park South is a proposed 1,114 acre residential development that incorporates conservation design elements throughout the site plan initially developed by Randall Arendt. Features include the restoration of 2,600 LF of the East Aux Sable Creek and the establishment of native vegetation throughout the 127 acres of protected floodplain. The intricately linked stormwater management facilities include the use of large infiltration basins, rain gardens, bio-swales, and filtration strips to improve water quality.

Van Acker Farm

Van Acker Farm, Huntley, Illinois
The Van Acker Farm development is a work in process. The property, approximately 357 acres in size, is proposed to accommodate about 168 acres of commercial and industrial development, with 11 acres set aside for a new tollway interchange, and the creation of an enhanced preserve of open space of approximately 178 acres. The preservation area includes high quality wetlands and upland savannahs, restored wetlands, and habitat improvements. This unprecedented tract is intended to be deeded to a conservation group for permanent preservation. Engineering services to date include a detailed study of the regions hydrology and a base flood analysis, detailed master planning, and lead coordination with numerous private, local, State and Federal agencies to outline the project approach and permit process. If completed as anticipated, the Van Acker Farm development will serve as a model approach for successful integration of development with preservation and enhancement of critical natural elements.

Barrington Farms

Barrington Farms, McHenry, Illinois
Barrington Farms is a proposed 368 acre residential project incorporating state-of-the-art conservation design principles. Cowhey Gudmundson Leder, Ltd. conducted wetland delineations, and inventoried trees and pasture for preservation in the site plan, coordinated an enhancement and management plan for over 190 acres of natural areas which incorporated woodland and savanna open space. Rounding out the conservation design theme, CGL also identified an integrated network of buffers, swales, bio-swales, and naturalized detention to cleanse and recharge runoff, and coordinated with various agencies having jurisdiction or potential jurisdiction governing project improvements.

Otter Creek Interceptor Sewer

Otter Creek Interceptor Sewer, Elgin, Illinois
Project coordination, including construction observation, payout reviews, and monitoring field changes for the construction of over two miles of 48 inch sanitary interceptor sewer with depths up to 55 feet, which necessitated significant dewatering and the associated soil erosion and sediment control measures, existing wetlands restoration, and augering under existing highways. Services required coordination between the City of Elgin, Fox River Water Reclamation District, Kane County Department of Transportation, Illinois Department of Transportation, U.S. Army Corps of Engineers, and the Kane DuPage Soil and Water Conservation District.

Winklehake Open Space Creek Restoration

Provided design, bidding coordination, and daily observation for the installation of gabion baskets used to improve flow, prevent bank erosion, and preserve trees along a section of Plum Creek. This project was a joint venture of Winklehake Open Space Association, Three Lakes Business Park and the Village of Schaumburg Community Development Department.

McKesson Building

Conducted a tree inventory of all trees and delineated the onsite wetland along the north side of the nature center which led to the development of a new Itasca Village Hall. Municipal Asset Management

Village Tree Survey, North Aurora, Illinois
CGL certified arborists performed a tree inventory and assessment of over 2,000 trees in public parkways, Village park sites and other public open spaces. Trees were located and assessment data cataloged with a hand held GPS device with mobile GIS applications. CGL created a base map with centerline data, parcel data, aerials, and other baseline data to meet Kane County standards. A tree inventory layer was created in the GIS program with client specified fields for each tree to assist in continued maintenance, identification, and budgetary programs.

Van Acker Farm

Comprehensive “Natural Features Exhibit” of a 357 acre site was compiled using GIS from data gathered by CGL’s wetland scientists, certified arborists, hydrologists, and engineers as well as data gathered by various sub-consultants. GIS allowed for an expedient and representative evaluation of the broad volume of site data in order to conduct an efficient alternative analysis of various site plans. This skillful use of technology by CGL’s industry experts assisted the client in developing a design approach to preserve and even enhance natural resources. GIS was used to clearly convey the client’s design approach and commitment to a wide variety of organizations that included the EPA, USACE, Village staff, and local and national conservation groups.

Bloomingdale Township Highway Department, Bloomingdale Township, Illinois
Developed GIS basemap that will hold and manage multi-layer features for township wide data to comply with DuPage County standards. Developed attribute tables to meet township’s needs to improve existing data management and facilitate future data expansion. CGL staff is conducting a hands on workshop to train Township staff on operating the fully operational GIS system to allow for improved asset management and invoicing opportunities.

Property Asset Management

Fox Valley Land Foundation, Kane, Illinois
CGL conducted personalized training for Fox Valley Land Foundation staff to establish the use of GIS for mapping natural resources for their organization. CGL is assisting the staff in developing and managing a GIS map to be used as a powerful natural resource planning tool. Barrington Farms, Barrington Hills, Illinois
Performed a multi-layer Conservation Design module for a proposed subdivision including over 70 lots. This allowed for proper land planning through database management. The final product was presented at the Chicago Wilderness Conference 2006.

Sauganash Place, Chicago, Illinois
Provided surveys for residential and commercial condominiums within a pair of five story buildings. Individual surveys for respective commercial and residential units needed to include common space with a joint use in a three dimensional drawing.

Settlers Ridge, Phase One

Settlers Ridge, Phase One, Sugar Grove, Illinois
Provided boundary, topographic surveys, geometric layout, platting and construction layout for an approximate 535 acre subdivision within the north parcel, or Phase 1 of Settlers Ridge. This project included parcels of land within nine different sections, and involved the reconstruction of a Township road and major widening of a State highway.

Glenview Naval Air Station

Glenview Naval Air Station Redevelopment, Glenview, Illinois
Surveyor for the subdivision development of 10 subdivisions within the 1500 acre Glenview Naval Air Station Redevelopment area, which required significant interaction for proper coordination between the Village of Glenview, the Development Commission, various private developers, and their respective development teams.

McCook Metals, McCook, Illinois
A commercial industrial use parcel over 200 acres in size which is a redevelopment of the former Reynolds Aluminum Manufacturing plant. Surveying duties included topographic surveys and location of monitoring stations during and after demolition, subdivision platting for new development sites, and A.L.T.A. surveys for the new sites before and after construction to assist client with development of a master facility plan utilized to facilitate further development.

Joliet Park, Joliet, Illinois
The 279 acre redevelopment of the former Caterpillar Manufacturing Plant presented unique challenges for its development. Located on the Des Plaines River, the site contained bedrock close to the existing ground surface. A detailed topographic survey included existing sewer and water facilities located inside existing buildings for their potential utilization with new development. Services also included subdivision platting for the redevelopment of the site.

Meadowbrook Subdivision

Meadowbrook Subdivision, Lake in the Hills, Illinois
Residential subdivision that involved the complete re-grading of the regulatory floodplain and the channel restoration of the Kiswaukee Creek. Approximately 2,000 feet of the channel was restored to a more natural floodplain with the addition of a bridge crossing.

West Branch of Big Rock Creek, Hinckley, Illinois
Performed an analysis to determine the regulatory floodplain and floodway limits of an unmapped reach of the West Branch of Big Rock Creek. The project included analysis of a 15,600 acre watershed and 2,400 LF of creek to establish the floodplain limits.

Peach Creek Subdivision

Peach Creek Subdivision, Lisle, Illinois
A residential subdivision, including two culvert crossings of Rott Creek and floodplain modifications evaluated with FEQ and steady state hydraulic models.

Pingree Creek Restoration, Elgin, Illinois
Analyzed an 8,400 acre watershed tributary to a 740 acre mixed use project site (including traditional neighborhood design), established new regulatory peak flows for the upstream watershed and extended the floodplain and floodway limits for 22,000 feet of Pingree Creek. Developed a design to meander and restore a wide floodplain corridor for 2,400 feet of Pingree Creek through the project site. Open space improvements include a 50 acre offline lake adjacent to the restored creek, as well as 19 onsite stormwater management basins.

Knightsbridge Parkway Extension, Lincolnshire, Illinois
Developed stormwater management design and obtained associated stormwater and wetland permits for the construction of a new public roadway through floodplain/wetland area within Indian Creek watershed. Design included cross culverts that were designed to pass the 100 year flows from the upstream watershed to an adjacent wetland. Permitting included developing partnership between the Village, the Army Corps of Engineers and the Lake County Forest Preserve for restoration and long term ownership of floodplain/wetland complex.

Willoughby Farms

Willoughby Farms, Kane, Illinois
Creation of a 26 acre wetland mitigation/preservation complex in a residential subdivision. This wetland area continues onto an adjacent development by Kimball Hill Homes. Conducted a wetland delineation, individual permit submittal to the USACE and mitigation design. The Wetland complex includes existing open water marsh, upland woods, and created wetland and upland prairies that are now a part of the Kane County Forest Preserve.

Ikea - Bolingbrook, Illinois

Ikea, Bolingbrook, Illinois
Conducted wetland delineation and jurisdictional determination for commercial site along Highway 355. Obtained permit from USACE for fill of wetlands and a permit from DuPage County for impacts to buffers in adjacent property within DuPage County.

Fox Meadow

Fox Meadow, Northfield, Illinois
Provided wetland delineation, design of wetland enhancement, permitting assistance, and monitoring of wetland mitigation and water quality basin for compliance with local municipal criteria and requirements. Coordinated with developer, homeowners association, village, and park district for approval and transfer of the area for public use.

City of Gary Redevelopment, Gary, Indiana
Conducted wetland delineation for over 100 acres at Route 25 and Grant Street near Hwy 294. Evaluated wetland quality and wetland preservation of higher quality wetland area. Coordinated with Army Corps of Engineers and Indiana Department of Environmental Management for wetland impact permitting. Coordinated with City of Gary staff on development of parcels of property in relation to wetlands.

Wetland Reviewer, North Aurora, Illinois
Conduct reviews of wetland delineations and isolated wetland impact permit applications for compliance with Kane County Stormwater Ordinance. Review wetlands in the field, review mitigation plans and impact permit applications. Recommend site plan modifications to reduce impacts, and collaborate with Village on permit recommendations.
